Here’s a brief look at the market and what home sellers need to do to win.
We’re at the start of March and the latest numbers for the desert market have come in. Right now, we have just 900 properties for sale but we’re selling at a pace of 1,100 per month. I’m working with nine different buyers who are looking for homes right now and there just aren’t enough options for them.
The properties in our market are not new. There is simply no new construction happening, so properties have to show well to sell. Here are the top things sellers need to focus on to ensure their homes show well in this market:
1. Outdoor space. This is the No. 1 thing our buyers are looking for. They want plenty of outdoor space to entertain themselves and their guests.
2. A good, clear layout. Not everything has to be one big room, but you can’t confuse people either. A recent seller of mine put a grand piano in front of a wet bar, but I know that buyers would rather see a conversation area with some chairs and a cocktail table in its place. When you confuse buyers, you lose buyers.
3. Cleaning clutter. Counterspace clutter is a deal killer. If you need to, put one centerpiece on there and that’s it. The main thing you need to do is clear out closets, pantries, extra furniture, and extra decorations. It doesn’t take a lot.
